In most Qatari villas, apartments and small commercial units, cooling is delivered by concealed fan coil units above the ceiling, or by an air handling unit serving several zones from a plant room. Because both sit out of sight, they are usually out of mind — until cooling drops off, the ceiling stains, or a room develops a smell that will not clear.
Dust load, high humidity and continuous operation combine to coat coils and blower wheels in a dense layer of debris. As the layer builds, airflow drops, the coil runs colder, condensation increases and the drain pan holds standing water. That water is what produces the odour and, eventually, the ceiling stain. Cleaning the filter alone does not address any of it — and on an AHU, the same fouling quietly reduces airflow to every room it serves while pushing up running cost.
Filters should be serviced quarterly and units fully serviced twice a year in Qatar's dust conditions. Properties near construction activity or open desert should be assessed more frequently.

The smell usually comes from standing water in the drain pan and growth on a fouled cooling coil. Air freshening or filter cleaning will not remove it. A full service — chemical coil cleaning, drain pan cleaning, drain line flushing and sanitation — deals with the source.
Most often the FCU drain pan is overflowing because the drain line is blocked or the pan is fouled. It can also be condensation on poorly insulated pipework. Either way, it is worth addressing quickly, before the ceiling board is damaged.
No. The filter only protects the coil and blower from part of the dust load. In Qatar's conditions, fine dust still builds up on the coil and blower wheel, reducing airflow and cooling output. That build-up can only be removed by opening the unit and cleaning it properly.
If cooling reaches each room through ceiling grilles fed by individual concealed units, they are fan coil units. If a single unit in a plant room or on the roof feeds ducts to several rooms, that is an air handling unit. Larger villas and small commercial units often have both.
