Chiller Maintenance for Villas and Compounds

A chiller is the most expensive asset in a residential cooling system and the one most often left until it fails. ArconFM maintains chiller plant across commercial and government contracts in Qatar; HomeCare+ brings that capability to private villas and compound operators.

Scope of maintenance

  • Compressor performance and oil analysis
  • Condenser and evaporator inspection, tube cleaning where required
  • Refrigerant charge verification and leak detection
  • Water treatment, dosing and quality testing
  • Pump, valve and strainer inspection
  • Controls, sensors and safety interlock testing
  • Electrical panel inspection and thermographic check
  • Chilled water temperature and flow verification
  • Full condition report with lifecycle recommendations

Preventive vs corrective

An unplanned chiller failure in July costs several multiples of a year's preventive maintenance, before accounting for the cost of temporary cooling. Our recommendation is always a scheduled programme with defined intervals — but we attend breakdowns regardless of whether you hold a contract with us.

Emergency response

Total loss of cooling on a chiller serving occupied residences is treated as priority response. Call +974 3324 1550 and state that it is a chiller failure.

FAQ
Do you attend chiller breakdowns without a contract?

Yes. We attend breakdowns whether or not you hold a maintenance contract with us. Total loss of cooling in an occupied property is treated as a priority.

Which chillers do you work on?

We maintain the air-cooled and water-cooled chiller types commonly installed in Qatari villas and residential compounds. Tell us the make and model when you call so the engineer attends with the right information.

Why does chiller water treatment matter?

Untreated chilled water leads to scale, corrosion and biological growth inside the pipework and heat exchangers. These reduce efficiency, raise running costs and shorten the life of the chiller. Water treatment and regular testing prevent this.

How often does a chiller need maintenance?

It depends on the chiller's size, age and operating hours. We set the frequency after surveying the plant, and it is built into your maintenance programme.
